Step by step

Four simple steps

  1. 1

    Book

Pick a time online or call or text us. Tell us about the home and add any tests, such as radon or a laboratory water test.

  2. 2

    Inspect

We work through the home from the roof to the crawl space, with a thermal camera and, where needed, a drone.

  3. 3

    Walk-through

Join us at the end and we will show you the main findings in person and answer your questions.

  4. 4

    Report

You receive an online report with photos, explanations and recommendations, plus a summary for your agent.

What we inspect

Every major system of the home

Our inspections follow the Standards of Practice of the North Carolina Home Inspector Licensure Board. These are the main areas we look at.

Structure

Foundation, crawl space or basement framing, and visible structural components.

Roof

Roof covering, flashing, gutters, skylights and visible chimney parts, walked or flown by drone.

Exterior

Siding, trim, windows, doors, decks, porches, grading and drainage around the house.

Electrical

Service entrance, main panel, wiring methods and a representative sample of outlets and switches.

Plumbing

Supply and drain lines that can be seen, fixtures, water heater and signs of leaks.

Heating & cooling

Heating and air conditioning equipment, ductwork that can be seen and normal operating controls.

Attic & insulation

Attic framing, ventilation and insulation, checked with a thermal camera where useful.

Interior

Walls, ceilings, floors, stairs, doors, windows and built-in kitchen appliances.

Getting ready

  • Make sure the water, power and gas (if the home has it) are on.
  • Ask the seller to clear access to the electrical panel, water heater, heating and cooling equipment, attic hatch and crawl space door.
  • Unlock gates, outbuildings and any rooms we need to see.
  • If the home has a well, tell us when you book so we can add a laboratory water test.

After the inspection

Your report arrives online with photos of every finding. Read the summary first, then share it with your agent to plan any repair requests. If something in the report is unclear, call or text us and we will talk it through.
