New Construction Inspection

An independent check of a newly built home before you close, so problems are on the builder’s punch list instead of yours.

Andrew McLester checking the air handler and condensate line in a new home’s attic

A new home has passed its code inspections, but code inspections are not the same as a full home inspection. Our team has hands-on experience in custom home building, so we know where new houses tend to come up short: grading, flashing, attic insulation, crawl space vapour barriers and finish details.

We inspect the finished home before your final walkthrough and give you a clear, photo-based list you can hand straight to the builder.

What it covers

  • Everything in our residential inspection, on a brand-new home
  • Roof installation details and flashing at walls and penetrations
  • Grading, downspouts and drainage away from the foundation
  • Crawl space vapour barrier, insulation and framing
  • Thermal imaging for missing insulation and hidden moisture
  • Finish items: doors, windows, trim, caulking and fixtures

Who it is for

  • Buyers of new homes from production or custom builders
  • Buyers who want a list for the builder before the final walkthrough

When to book

Schedule after the home is finished and the utilities are on, a few days before your final walkthrough.
