11-Month Warranty Inspection

A check of your new home before the builder’s one-year warranty ends, so you can file what you find while the builder still has to fix it.

Brick home with a front porch

A house changes a lot in its first year. Lumber dries, the ground settles and the heating and cooling run through every season. Small cracks, sticking doors, drainage problems and slow leaks often show up only after you have lived in the home for a while.

An 11-month inspection gives you a documented list of defects while your builder’s one-year warranty is still in force, so the repairs are on the builder, not on you.

What it covers

  • Full inspection of the home’s systems and structure
  • Settling cracks, drywall nail pops and doors or windows that bind
  • Grading and drainage after a year of rain
  • Crawl space moisture and insulation
  • Roof, flashing and gutters after a full year of weather
  • A photo report organised so you can send it to your builder

Who it is for

  • Owners of a home built in the last 9 to 11 months
  • Owners who never had a new construction inspection

When to book

Book around month 10 or 11 so the report is ready before your warranty paperwork is due.
